A property manager looks for window cleaning in Lucerne. Their decision needs more than a place name in a headline: who will deliver, which buildings are served, and how is the scope agreed? Local GEO begins with those real questions.

1 — The local claim must be accurate
A business location is a real company site. A service area describes where you deliver. A place mentioned in a guide can explain a local consideration. These are not interchangeable. Operating in a region does not automatically mean having a branch there.
| Information | What it establishes | What it does not replace |
|---|---|---|
| Business name | Unambiguous identity of the real business | Description of every service |
| Location | Real address and appropriate access information | The whole service area |
| Service area | A defensible operating area or named places | Invented branches |
| Service description | Actual work offered, with limits | Generic advertising promises |
| Local evidence | Approved project or relevant expert information | Arbitrary city photography |
2 — Maintain the profile and website together
Google requires an accurate representation of the business in Business Profile, including its name, address or service area. A service-area business that does not receive customers at its address should hide that address; hybrid businesses are treated differently. Check your actual operating model rather than copying an unsuitable profile setup. [1][2]
Create an approved internal business record: name, contact details, public address where applicable, opening or contact hours, services and service area. Owners use it for the website, profiles and important directories. Consistency means agreeing facts; it does not require identical advertising copy everywhere.

3 — When a dedicated local page is useful
A local page earns its place by answering a distinct customer question. Is there a real service for the area, a meaningful process or specific access requirements? Can you explain it with experience or clear facts? If only the place name changes, there is little additional value.
| Page type | Useful content | Avoid |
|---|---|---|
| Local service page | Actual area, scope, process and enquiry route | Interchangeable city names in copied text |
| Project example | Approved situation, work and acceptance | Invented customers or outcomes |
| Regional guide | A concrete decision question with relevant sources | Unchecked claims about local rules |
| Location page | Real location with accurate visitor information | A virtual branch created solely for visibility |
4 — Example: handling a regional enquiry
Fictional working example: a cleaning business serves properties in a defined region. Its page explains that scope and access are checked before a binding quotation. High glass surfaces require an assessment of access equipment. The website states that limitation rather than promising every building height.
A useful section explains what information the property manager should send, which services form the base scope, what needs additional assessment and who accepts the work. This helps actual customers and creates precise statements that can be checked as sources. It does not guarantee an AI mention.

5 — Observe local visibility without promising it
Google names relevance, distance and prominence for local results. That does not establish a universal ranking formula for ChatGPT, Gemini or Perplexity. Inspect local search results and AI answers as separate observations. [3]
A useful test combines a specific service with a real decision situation. Record the actual test location, language and interface. If AI names an incorrect area, first inspect the linked source and your own information. Do not change a real business location simply because one test favours another city.
6 — Local acceptance checks
| Check | Complete when … |
|---|---|
| Identity | Name and contact details clearly identify the right business |
| Area | Website and relevant profiles describe the actual offer |
| Pages | Every local page provides distinct value |
| Evidence | Published examples are approved and correctly contextualised |
| Enquiry | Customers can communicate location and service needs clearly |
| Observation | Corrections and later AI answers are documented separately |
